Huge neighborhoods, warehouses rise from ground: See what Hillwood’s up to north of Fort Worth

Hillwood — the developer behind the massive AllianceTexas industrial, airport, residential, retail and office project in Tarrant and Denton counties — has an annual economic impact on the Dallas-Fort Worth area measured in the billions of dollars. A recent economic estimate report provided by Hillwood put the economic impact of the 27,000-acre Alliance at $119.8 billion since 1990 and at $9.84 billion in 2023 alone.

Dallas Business Journal reporters recently saw Hillwood’s properties from the sky in an exclusive helicopter tour. The tour provided insight into the scale of development the company is working with, and how it is shaping the region. The tour also revealed where Hillwood is building projects, including the latest on some the company’s largest residential and industrial projects.

Hillwood starts massive development in Denton

Construction crews have started work on Hillwood’s first development in Denton — a 3,200-acre residential and mixed-use community with 1,100 acres of outdoor recreational space.

Hillwood is developing what previously was called Hunter Ranch in Denton under the new name of Landmark. Officially announced in July, the development is expected to ultimately include 6,000 homes, 5 million square feet of commercial and mixed-use space and more than 3,000 multifamily units fronting more than five miles of I-35W. Nine builders are bidding plans for homes of various sizes, designs and price ranges, but no builders have been announced yet.

Details about the development initially emerged in Denton City Council meetings in 2020. Dallas Business Journal previously included the site as one of 12 developments that will reshape North Texas.

One of the centerpieces of the development will be the 900-foot geological and ecological feature known as Pilot Knob. Hillwood is planning a 1,100-acre open space in the development and a 3.5-mile loop that will act as a major artery for the community.

The first phase of work will include 747 homes. Model homes are expected to open in 2026, while commercial development and leasing are still in the planning phase.

Treeline in Justin nears opening next year

About 14 miles away from Denton, in Justin, Hillwood is continuing work on the 881-acre Treeline residential community, which will add 2,745 homes in the area. The community is expected to open in spring 2025, and construction crews are working on the covered bridge lined by trees that will be a main attraction.

Homes in the community will start in the $400,000s. American Legend Homes, Beaver Homes, David Weekley Homes, D.R. Horton, Highland Homes, HistoryMaker Homes, Pulse Homes and Tri Pointe Homes are the builders in the community.

Treeline will feature 27 acres of mixed-use development and amenities include a pool, picnic area, an interactive gaming treehouse and a library treehouse and playground.

Hillwood prepares land for next industrial building

Construction crews are clearing land for construction for the next massive industrial building at AllianceTexas in Haslet. Recently, Hillwood Properties announced a 1.1-million-square-foot industrial project called Westport 24. That building will cost more than $50 million, and construction is expected to begin in November, according to a recent public filing.

Hillwood also announced a 766,994-square-foot high-end speculative industrial building, which is expected to be completed next June.
